THE HUB AT NORRIS — INDUSTRIAL PROPERTY BRANDING & PLACEMAKING

Fill The City is developing a property-wide identity and exterior graphic system for The Hub at Norris, a multi-tenant industrial and creative-enterprise campus in Pacoima, Los Angeles. The project connects property branding, environmental graphics, painted wayfinding and tenant signage strategy into one cohesive system, turning an existing industrial property into a more recognizable, navigable destination. This is an ongoing project, with completion expected September 2026.

WHAT FILL THE CITY IS DOING

Fill The City is developing the naming and identity direction for the property, along with the environmental graphic system that carries that identity across the architecture itself. The project includes property naming and identity strategy, visual identity development, environmental graphic design, exterior building graphics, painted wayfinding, tenant-zone identification, tenant signage criteria and signage envelopes, facade graphics, entry and address identification, parking and loading directional communication, color and typography systems, and a campus-wide visual hierarchy applied across multiple building elevations. The system is being designed to adapt as tenants change, coordinated around the property’s real architectural conditions.

The approach is intentionally paint-forward, practical and cost-conscious, using the architecture itself as the primary brand canvas rather than relying heavily on fabricated signage.

THE DESIGN CHALLENGE

This is not a logo project. The challenge is to create one recognizable property identity across a large industrial campus with multiple tenant storefronts, roll-up doors, entrances, loading areas, long facades and different viewing conditions. Most people experience the property from a vehicle rather than on foot, so hierarchy, scale, visibility and navigation all matter. The system also has to let individual tenants display their own identities without the property becoming visually chaotic. Fill The City is creating both the master property identity and the visual framework within which individual tenant signage can live.

CREATIVE DIRECTION

The design language is rooted in a bold brutalist, graphic-modernist industrial aesthetic: oversized architectural typography, strong visual hierarchy, large tenant-zone numbers, a restrained but recognizable color palette, simple geometric graphics, and industrial clarity built for high visibility from vehicles. Graphics are being integrated directly into the architecture for a contemporary creative-enterprise feel rather than a generic industrial-park appearance. The system builds on the property’s existing charcoal and gray architecture, with a controlled accent-color system and warm white typography.
